Crossroads Village as the new location for the Powell River Public Library

The community of Powell River has been debating the location of a new public library for many years. We believe that Crossroads could provide an affordable and conveniently accessible central location for the new library. Given the proposed costs of many of the suggested locations in the community, Crossroads presents a much more cost-effective solution, while also meeting the criteria of central location, proximity to transit services, appropriate access for both foot and vehicle traffic, and adequate square footage.
Crossroads has undertaken the expense of developing a new exterior and interior design for this property in order to accommodate a new fully functioning Powell River Public Library. We recently approached the City of Powell River with our proposal, which included a comprehensive estimate of the project to outline costs and scope. Our totally inclusive fixed-price contract would include the following key features and benefits:
The sale of the Crossroads Village east property (known as the “Brick Building”) main floor and second floor for a total price of $4.9 million (which also includes a $300,000 contingency). This purchase price includes all the expenses required in order to deliver a completely turn-key library operation at a cost that is far lower than any of the other options currently under consideration.
The main floor of the building, which comprises 17,000 sq. ft. of finished space for the Powell River Public Library. Included in the fixed price of this agreement would be a $688,860 allowance for furniture, fixtures, and equipment.
The second floor of the building is also professionally finished and fully accessible (serviced by an exterior elevator.) This space is currently fully occupied, producing an annual income of approximately $150,000 which would generate income for the City of Powell River.
The second floor also includes an additional bonus meeting room of 2,118 sq. ft. which could be made available to the public for community use.
We have provided the city with a Class C estimate of the project to confirm costs, so the community can be assured that our estimates are both realistic and accurate.
We will provide a fixed-price contract for this project, meaning that the City of Powell River will not face the prospect of unforeseen or hidden costs.
